Municipal Capital Gains Calculator

To calculate the Plusvalia Municipal, the Administration admits two different methods. Calculate the Plusvalia of your property by each one of them and present the liquidation of the tax by the one that is more economic for you.

  • Real Capital Gain: The taxable income is calculated based on the capital gain obtained with the transaction.
  • Objective Method: The Taxable Base is calculated by multiplying the years elapsed between the acquisition and the transfer of the property by a Multiplication Coefficient established by each City Council.

You should keep in mind that:

  • You will be able to present to the Administration the method that is most advantageous for you: Real Capital Gain or Objective Method.
  • If you have not obtained a capital gain with the transfer of your property, you will not have to pay the tax.
  • If the amount to be disbursed for the liquidation of the tax is higher than the capital gain obtained with the transfer of your property, you will not have to pay the tax either.
  • Consult the allowances and exemptions established by your City Hall for the payment of the Capital Gains Tax.
