According to data from the Study on luxury homes in Spain 2024 by the company Grupo Tecnitasa, the average prices of luxury homes (over 3 million euros) have experienced a year-on-year increase of 4.53% during 2024 in Spain.

Alicante has been the province that has seen the highest increase in the price of its luxury properties, specifically, 9.60% over the previous year. The main reason for this increase was that Alicante started from more affordable prices compared to other premium areas in Spain.

Ranking of premium municipalities in Alicante

The province of Alicante has always been present in the luxury real estate market, however, it has not been until 2024 when it has become one of the most coveted luxury destinations. The reason? Its more affordable prices compared to other areas, its unique orography, its pleasant climate all year round, its wide range of high-end restaurants and the good connections from Alicante airport.

As availability and room for growth in Alicante’ s beachfront areas is scarce, premium housing is moving to mountain areas, creating enclaves in the heart of nature with panoramic sea views.

But, how much does luxury housing in Alicante cost? From Hispania Homes we analyse the data from the Tecnitasa Group Study on luxury housing in Spain 2024.

1. Jávea

Jávea is positioned as the municipality of Alicante with the most expensive luxury homes, reaching an average of 2.66 million euros. The square metre of premium housing in this area stands at 3,588 euros per square metre.

Jávea is one of the most exclusive locations on the Costa Blanca. Its attraction lies in its spectacular natural surroundings with cliffs, turquoise water coves and its first class gastronomic and leisure offer.

The luxury villas in Jávea stand out for their panoramic views of the Mediterranean Sea and the Montgó Natural Park. In Jávea we can find exclusive urbanisations such as La Corona, Tosalet, Portichol and Montgó. The access to marinas such as the Club Náutico de Jávea is another of the attractions of this area.

2. Alicante

In the capital of Alicante, luxury homes have an average price of 2.33 million euros, being the most expensive square metre in the province with an average of 5,085 euros. The luxury real estate market in Alicante has experienced a significant increase in demand from foreign buyers, especially Belgians and Dutch.

But why do buyers choose Alicante? In addition to being a provincial capital, Alicante offers a unique combination of cosmopolitan living and quality of coastal life. 3. Finestrat

Buying a premium home in Finestrat can cost 2.3 million euros, with an average square metre of 4,835 euros. Finestrat has become one of the fastest growing municipalities in the luxury market, its elevated location means that villas with panoramic views of the sea and Benidorm predominate.

4. Teulada-Moraira

Teulada-Moraira is a municipality that we know perfectly well as this is where our real estate office is located. In Teulada, premium housing costs on average 2.09 million, with a price per square metre of 4,686 euros.

Teulada-Moraira is chosen by high-end buyers looking for privacy and luxury in an area of great natural beauty. In this area we can find luxury developments such as El Portet, Benimeit and Cap Blanc.

5. Calpe

In Calpe, buying a premium home costs 2.01 million euros on average, with one of the most expensive square metres: 4,980 euros.

Its iconic Peñón de Ifach and its proximity to first class services, make Calpe an attractive destination for investors in high-end housing. In Calpe we can find luxury villas in urbanisations such as Empedrola, Maryvilla and Les Bassetes. 6. La Nucia

7. Orihuela

Orihuela offers luxury homes for an average price of 1.94 million euros and an average price per square metre of 3,850 euros.

8. Benissa
