1º Calculate the Taxable Base

The multiplication coefficients vary each year on the basis of the maximum amounts defined for these values in the General State Budget. The table shows the multiplication coefficients in force for transactions carried out between 1 January and 31 December 2024.
2º Apply the tax rate
Next we will apply to the Taxable Base the Tax Rate established by the Town Hall of Teulada, in this case, 30%.

Practical Case
Let us imagine that we have bought a house 15 years ago and the value of the land is 65.000 euros. According to current regulations, the coefficient to be applied for a period of 15 years is 0.09. Therefore, first we will have to multiply the value of the land (65,000 euros) by the multiplication coefficient assigned for a period of 15 years (0.09), obtaining as a result a Taxable Base of 5,850 euros.
Once we have obtained the Taxable Base (5.850 euros), we will apply the Tax Rate established by the Town Hall of Teulada (30%), obtaining a final Taxable Amount to be paid of 1.755 euros.
Capital Gains Tax in Teulada-Moraria: Actual Capital Gains Tax
The other system available for calculating the Plusvalia Municipal in Teulada-Moraira is the Plusvalia Real, a method that takes into account the capital gain obtained on the sale of the property, regardless of the number of years the seller has owned it. To calculate the rate using this method, we will have to apply the following steps:
1º Calculate the Capital Gain
First, we will calculate the Capital Gain by subtracting the value for which we bought the property from the value of the transfer.
2º Multiply by the % that represents the cadastral value of the land
Next we will multiply the Patrimonial Gain obtained by the percentage that the cadastral value of the land represents over the total cadastral value of the property to obtain the Taxable Base.
3º Apply the Tax Rate
Once the Taxable Base has been obtained, the only thing left to do is to apply the Tax Rate corresponding to the Town Hall in which the property is located.

Practical Case
Continuing with the same example that we have used in the practical case of the Objective Method, let us imagine that the property we want to sell has a cadastral value of 100,000 euros, we bought it for 110,000 euros and now we want to sell it for 140,000 euros.
First we will have to subtract from the value of the transfer (140,000 euros) the value for which we originally acquired the property (110,000 euros) , thus obtaining the capital gain of the operation, in this case, 30,000 euros. We will then multiply the Capital Gain obtained (30,000 euros) by the percentage that the cadastral value of the land represents of the total cadastral value of the property (65%) to obtain the Taxable Base, i.e. 19,500 euros.
Now we only have to apply the Tax Rate established by the Moraira Town Hall (30%) to the Taxable Base obtained (19.500 euros) to give as a result the final amount of the tax that we have to pay, in this case 5.850 euros.
Important
In the practical cases described throughout this article, the most advantageous Method for the taxpayer would be the Objective Method, however, this is not always the case. Everything will depend on the number of years elapsed between the acquisition of the property and its transfer and the capital gain obtained from the operation.
Other new features introduced by the Royal Decree
In addition to the two methods from which the taxpayer may choose to settle the tax, the Royal Decree of 2021 also introduced another series of new features:
- Only transactions in which there is a real capital gain, i.e. in which the transfer value is higher than the acquisition value, will be subject to liquidation.
- Transfers of dwellings that take place in less than one year will have to pay tax, unlike under the previous regulations.
